I am a student looking to sub-let my accommodation in Aberdeen over the summer. The room, which is a single bedroom in a fully furnished 3 bedroom flat, is available for the period of mid May to mid Sep 2008 at a cost of £314 per calendar month.

It is only available to students and anyone leasing the room will have to sign a sub-let contract with the letting agents (Ardmuir) to whom all payments will have to be made.

The accommodation includes the following perks:
•All bills are included in the rent
•Internet access (free)
•Dishwasher
•In flat laundry facilities (Washing machine/Dryer)
•Cleaners every 2nd week
•Maintenance on call if required
•Beside bus routes/stops: 1, 2, 14, 15 and 40
•Two minute walk from Tesco and The Bobbin(pub)on king street
•Not far from the beach
•There is limited on street parking but it is a safe neighbourhood otherwise there is enclosed courtyard parking for which a permit is available for an additional fee.

I have to emphasise that the room is part of the Ardmuir student flats and can ONLY be let to other students.
