Myself and two of my friends are currently living in a 3 bed flat in Mary Elmslie Court, off King Street halfway between uni and the city centre. I've just graduated and so i'm having to give up my room otherwise i'd have to pay council tax!

The room is a decent size, furnished with a single bed, large built-in mirrored wardrobe and large chest of drawers.

The flat itself is amazing value for money. Mary Elmslie Court is a pretty new development, set back off the main road so no traffic noise, lots of students and young professionals in the area so the neighbours are alos nice enough. The flat is fully furnished - big living room with massive windows with a tv/dvd (we also have sky installed and various games consoles), cd player, electric fire place. The kitchen is also a really good size, plenty storage and gain fully fitted with gas hob/electric oven, washer/dryer, large fridge/freezer, cd player and dining table and chairs. Bathroom (power shower over bath) is shared between two out of the three rooms as the third is ensuite.

The rent is £290 a month which for a large flat with and HMO license is ace value. Bills are not included and are quarterly (Gas and Electricity are combined, Phone, Internet and Sky are combined also).

The room is only suitable for a student and proof will be needed for the purposes of council tax exemption notice. The two students you would be sharing with are one female (22 doing Law Diploma year) and one male (22 starting a degree in Politics and International Relations) so ideally you'd be of a similar age and into similar things - we're big on 'socialising', cinema, 'wii nights' and some sports.
